Detached contemporary style house

Type: Planning approval

With a failed planning application and appeal under his belt, the owner called in BlackSand on a partnership basis to re-assess and re-evaluate the site prospects with a view to making a successful planning application. On the edge of the Kingswood Estate, and fronting the Green Belt, the site has layers of complicated planning policies to navigate. BlackSand has negotiated with the Local Authority, redesigned the proposal and collated a new and comprehensive planning application in conjunction with ecologist and landscape consultants.

The owners, looking to sub divide their garden to provide a new plot, ran into design and technical problems resulting in multiple planning refusals and lost appeals. BlackSand were engaged to bring a fresh planning approach, design and submit a new planning application which addresses the issues and at the same time enhances the land value.

In a prime location in Oxted Surrey, over the years the owner has had countless approaches from developers to develop his back garden. Feeling always it was on the developers terms, BlackSand's approach to put the owners' requirements at the heart of the proposal gives him a better deal and the confidence to proceed, knowing for him the time was right to add value to his home asset.

Planning application submitted for a contemporary detached house to rear of existing dwelling on behalf of a private client in Caterham currently in planning

Planning application submitted for detached bungalow on infill site requiring specialist acoustic assessments where located close to the A1

Site for 20 affordable houses

Type: Client's representation 

Joint venture with Housing Association  to bring forward a rural exception site for 20 houses in Surrey. One of three similar sites being brought forward to meet a defined local housing need.

Site for detached house to rear of existing dwelling 

Type: Planning approval & Project management

BlackSand AM overturned a planning application for a detached house at the rear of a clients private house which had been lost at Appeal by the applicants planning consultant.

BlackSand AM gain full planning permission and acted as the project management team for the build.

Site for 4 detached houses Sevenoaks 

Type: Planning approval

Planning consent submitted for 4 detached houses in a small village on the outskirts of Sevenoaks on the site of a 1950's built detached house for a private client.

Site for 9 houses, Bembridge, Isle of Wight 

Type: (JDV) Planning approval and Project management

BlackSand was approached by the owner of a 2 acre parcel of land with beach access. The site had been refused planning consent at appeal for 8 houses. Using its planning expertise BlackSand was able to resubmit and secure planning for 9 houses based on a joint agreement with the local community to provide 5 private and 4 affordable houses.

The consent secured just under £1m for the owner client and generated £4.1m of sales for the development company introduced by BlackSand.

The development made a contribution towards the preservation of the cliff path, enhanced the AONB, and provided 4 much needed starter homes for the local community. The award winning designs have been copied on other sites across the Island which we take as a compliment.

BlackSand introduced the lender and provided a full turn-key project management service to the corporate client including designing and running the on site show house.

Site for two detached executive houses

Type: Planning approval
 

Blacksand was approached by a local agent who was selling a bungalow on behalf of clients at an asking price of £800,000. BlackSand identified that the site had potential for two large detached houses and secured planning consent on behalf of the clients. BlackSand funded the planning consent with an option to purchase the site at £1m subject to planning on a no result, no fee basis so the client had no exposure to any planning risk.

The site was subsequently purchased and developed for two detached houses.

Site for 3 detached houses, Sevenoaks 

Type: Planning approval

Blacksand obtained planning consent for a private client for the conversion of redundant commercial stables into three detached houses. The site was located within the Green Belt on the outskirts of Sevenoaks and close to a site designated for nature conservation.

Site for 2 houses Wraylands Drive, Reigate 

Type: Planning approval

Detached chalet bungalow located in Wray Common Conservation Area adjacent to an Historic Asset. Blacksand designed the houses to reflect the local architecture securing permission for the client for two detached houses following previous failed attempts by their planning consultants.
