Making successful planning applications is a very tricky business.

On the face of it, you would imagine that you go and see the Council Planning Officer, agree a proposal in principle, submit the planning application and get consent. No.

The advice of the Planning Officer is not binding. They may make a decision, but this can be over ridden by the Parish Council or the Planning Committee.

Added to this, there are layer upon layers of National and Local Planning Policies as well as a requirement for specialist surveys for trees, ecology, biodiversity, rare species and so on, which make the process convoluted and expensive.
